➔ Description of the mission

Position Summary

The Land Acquisition Officer shall serve as the main focal person for the TRICONTI ECC RENEWABLES CORPORATION’s (the “Company) land acquisition activities for the Company’s projects.

He or she provides expert guidance and support to management regarding land acquisition needs, issues, and compliance with legal and operational requirements.

Duties and Responsibilities:

1. Site Assessment and Documentation

  • Identify and assess project sites to determine boundaries and land constraints for the WTG, ROW, transmission line, and access roads.
  • Collect and verify property documents such as tax declarations, land titles, and real property tax (RPT) records for affected lots.
  • Conduct due diligence and site investigations to confirm ownership, document authenticity, and compliance with legal standards.

2. Valuation and Negotiation

  • Gather valuation data such as tax declarations, fair market values, and comparable property prices to support acquisition activities.
  • Conduct on-site negotiations with landowners for property acquisition, easements, leases, and rights-of-way.

3. Coordination and Liaison

  • Liaise with government agencies such as LGUs, the Local Assessor’s Office, City Treasurer, BIR, Registry of Deeds, DENR, and NCIP to facilitate land transactions and secure necessary permits.
  • Coordinate with internal teams, including Legal and Technical Units, to ensure compliance with land regulations and project requirements.

4. Documentation and Reporting

  • Maintain an updated database of land transactions, landowner profiles, and acquisition status.
  • Prepare, notarize, and execute Deeds of Sale, Lease Contracts, and Right-of-Way Agreements in compliance with project requirements.
  • Provide regular progress and status reports to the Land and Legal Team for management review.

5. Dispute Resolution and Stakeholder Engagement

  • Support the resolution of land-related disputes or claims in coordination with the Legal Team.
  • Participate in stakeholder consultations, community engagements, and information sessions related to land access and project development.

6. Compliance and Continuous Improvement

  • Safeguard and maintain confidentiality of all property documents and transaction records.
  • Stay updated on relevant laws, regulations, and best practices in land acquisition.
  • Perform other related tasks as may be assigned from time to time.

Skills Requirement and Qualifications

1. Bachelor’s degree in Land Management, Real Estate, Political Science, Legal Studies, Business Administration, or a related field.

2. Knowledge of land titling processes, government regulations (DENR, DAR, NCIP), and property valuation.

3. Strong communication, negotiation, and stakeholder engagement skills.

4. Experience in managing land acquisition activities such as sale, lease, or right-of-way.

5. Willingness to travel frequently to project sites and engage with local communities.

6. Ability to work under pressure, adapt to complex environments, and exercise sound judgment and initiative.
